In a typical week I visit 50-100 homes that are for sale.  I slog through home after home, often seeing nice homes that are overpriced, or decently priced homes that are in terrible condition or that have a major, fatal flaw!!

HOWEVER, every now and then there are properties that really stand out as great buys!  Its these homes that I would love to buy myself as an investment...or if that wasn't possible, I'd love for one of my friends or clients to have the opportunity to have it as their own.

MAKE AN OFFER - The typical offer I negotiate for my buyers is less than the list price, the seller pays the closing costs and with a quick settlement / move in date!  If you have been on the fence about buying, you should schedule a appointment to visit one of these  homes with me and make an offer!  What's the worst that can happen??


So, without further introduction I would like to highlight the homes that I feel are some of the best buys out there today!

2807 Jefferson Dr, Alexandria, VA 22303 - MLS# FX6792701 - This is a great 3-level townhome located only two blocks from the Huntington metro in Alexandria, currently listed for $290,000.  This home has been updated, has a great deck and spacious backyard.  For less than the price of a studio condo, you can have a full brick townhome, deck, backyard and most importantly - great location, 5 minutes to Old Town and 2 blocks to metro!!

10 Bryant St, NW, Washington, DC 20001 - MLS# DC6684292 - This is a full sized, Federal style rowhome in DC's Ledroit Park.  Buyers always ask me to help them find great buy's in "up and coming neighborhoods"...this would be one of them!  This is a foreclosure which sold in 2005 for $500,000.  The listing started out at an original list price of $479,900, and was later dropped to $427,500...this week the price was slashed to $304,900!!!!  GIVE ME A BREAK - a 37% price reduction!!  I have been in this home with several clients over the past year and they always considered it a great option...but with the price slashed $123,000 this week it has moved into the STEAL category!!  The home is in great shape...has been updated, though over time you could add a killer kitchen and HVAC.

JUST MISSED IT - BUT THERE ARE OTHERS!!
602 Kentucky Ave, SE, Washington, DC 20003 - MLS# DC6770650 - This is a HUGE townhome that was built only 3 years ago in 2005!!  Amazing features include an enormous, light filled living room, open kitchen and sun drenched dining room...great loft room that leads out to a rooftop deck with sweeping city views!  With hardwood floors throughout, large bathrooms and closets, this home has all the modern features that most older DC homes lack.  Did I mention it is on the amazing Kentucky Ave??  I love this street because it a wide, tree lined street with a center median leading to Lincoln Park.  Only a couple blocks to Potomac Ave Metro, Safeway, the New Harris Teeter at Jenkins Row, this place is uber convenient to Eastern Market and Capitol Hill!!  What's more, its a foreclosure listed at $499,900 - I have clients that struggle to find a 2 bedroom condo for this price...why not spend less and get so much more???
