Housing Price Index Update - As of Sep 2008 

There are different real estate economy indicators for Middle GA homes for sale, but I prefer to look at The Office of Federal Housing Enterprise Oversight Home Price Index at http://www.ofheo.gov/. Warner Robins GA was unranked in 2007 with 6.52% percent increase in Housing Price Index. In the last 5 years there has been a 21.39% total increase averaging 4.3% per year with the housing market in Warner Robins. The National HPI fell in 2007 .3%. It is important to remember that the National Average is just that - an average compared to what it was 12 months prior. There are many communities above the average and many below the average. Warner Robins real estate market remains strong, but average days on market have increased in 2008 by 1 or 2 months and list to sell prices dropped slightly. National averages on HPI have decreased, but our local market in Warner Robins Georgia continues to appreciate. HPI is based on total change over the past 12 months.

1st Qtr 08: (Jan-Mar)

National HPI fell 1.7%

Warner Robins 1.03 increase

2nd Qtr 08: (Apr-Jun)

National HPI fell 1.4%

Warner Robins .65 increase

How much of a factor do you believe that Robins AFB insulates the local market from some of the more negative national numbers you have seen?

There are a lot of factors that have made a difference, and Robins AFB is probably at the top of the list. One big differences compared to areas such as Floriday and California is that there hasn't been any large housing bubbles, just continous growth and steady appreciation over a long period of time. I've had many customers from up Nortth tell me how great the prices are compared to where they were from. I've also had customers from Florida and people in the Gulf be evacuated to Warner Robins area and they look at the homes while they are here, and they return telling their friends, neighbors, and  reloatives about the great homes and prices. People from up North ccome here to escape the cold and high prices, people from the South come here to escape the hurricanes, high home prices, and difficulty of obtaining home insurance. Military personnel and civilians on base are also moving in and out of the area on a regular basis. The market has slowed down over the last year with longer times on market and a small decrease in list to sale price, but we are doing quite well compared to the National Average.

Thanks John! I am one of those military folks who was stationed here and really like the area because of the same reasons you mentioned,....affordable housing was at the top of my list. I'm from Michigan and my fiance' is from California, neither of wanted to head back to either place.
