Home Staging Success

By
Real Estate Agent with Novella Real Estate

The real estate market in Denver has a  record number of homes for sale.  In order to get noticed we, as listing agents have to do everything in our power to market the home.

As part of my service to the seller, I bring in a professional home stager to work with the home owner.  The results have been very good.

If the home owner is still living in the property, the stager tries to work with the home owner's belongings.  By using existing items, the stager transforms the decor to be more appealing.

The stager I use has an amazing ability to be able to process many things at once, all the while communicating suggestions to the homeowner.  At the end of the appointment, she compiles her to-do list and gives it to both me and the homeowner.

Depending on the homeowner's motivation, the items get done accordingly.

In one instance, my homeowner had no additional expense other than to replace her worn out towels. The transformation was successful, the house sold in 8 days where average days on market are running at 100!

It was worth the extra expense on my part to have the home staged, sold and closed within a total of 5 weeks.

Oh my!  I wasn't aware of acting stagers!  That must be a California thing!  You folks are always so progressive!

Great timing Kristal, as the market softens in many parts of the country, home sellers will want that extra edge that professional staging can give them. It not only can mean more money, but fewer hassles for them as well.

I might be a bit biased as I am on my lunch break from the ASP (Accredited Staging Professional) Certification class. 18 years in Real Estate and the one thing that I keep learning is that there is always something new to learn.

Rory, guess it could become a real hit if the actors were someone we all know and admire.  Hmmmm now there's an idea, "celebrity marketing!"

Angus, Congrats on the ASP designation.  How do you pronounce that?  :) :) :)
