Mr and Mrs Seller, did you expect me to call you back every time someone shows your home?  Of Course You Do!  I am amazed at the number of agents that do not follow up when another agent shows their Springfield Mo home. Seller Feed Back Program

Today's challenge when listing a home hasn't changed.  Price is everything.  But sellers need to know what other agents and their clients think of their home.  Following up on showings gives sellers additional information on how their home compares in the market. Plus it helps, if sellers are considering a price drop.

I started using a follow up program a year ago.  Before we started using Supra, we educated sellers to call us and give us the showing agent's name (when they remembered it or the agent left a card). 

 Prior to showings, I encourage the sellers to leave and make sure the agent opens the lockbox.  Then we use our feedback system.  No more phone calls to the showing agent, no more inquiries on the sellers side to see if we are doing our job. 

The system is not flawless.  Only the sellers that do not have internet have to be called.  And the system gives the sellers information direct from the showing agent, instead of second hand from me.  In addition, I use it every time I check out the home myself or deliver brochures to the home.  The information is there for the seller to respond to as well.

I think its a good idea. Sometimes its hard to make time to do it but you know they are wondering if that one person is the ONE who is going to buy. Its irresponsible not to let them know.

 

BUT.. if you keep on calling and saying the same thing over and over with no results..
