Today I had a number of meetings with a number of "For Sale By Owners" and all of them are willing to cut the price and also willing to pay my rate if I come with a buyer. 

WAKEUP If your going to pay my rate if I walk in with a buyer why not list and have about 3000 other agents getting you buyers too? 

For Sale By Owners - Save your time and money get a good real estate agent to list you and get your home on the MLS!

I think sometimes FSBO's just need to be educated on the number that will eventually list with an agent and the average percentage a FSBO sells for as opposed to a home listed by an agent in order to understand the advantage of listing with an agent.

Not only that Johnathan - but this is traditionally a SLOWER time of the year as we head toward winter. 

If these by-owners put their house "on the market" (and I use that term very loosely) this spring or summer, they've lost valuable market time already.  Time to marshal some professional selling assistance.

What these sellers are telling you is that they don't want to be tied into a contract. As an alternative, why not offer them a MLS listing and they can continue to attempt a private sale. It would mean making alterations to the listing contract. They market the property as a FSBO, you work it as a MLS listing. If this agreement can be struck, then the question is what commission do you want should they sell themselves.
