Real Estate Investments: In or Out of Town?

Real Estate Investment:

Ever take a vacation and visit a timeshare (RCI or Interval International affiliates)?  They put you up in either a hotel or if they are good at what they do, they put you in one of their development condos.  Your obligation is to take their 90 minute tour (it's never 90 minutes) visiting their facilities, condos, amenities, etc... hoping you will like what you see and be a buyer while your emotions are high.  

My wife and I have taken quite a few of these tours, she dislikes them with a passion and I just can't seem to ignore them.  I like to see other communities and visit areas I might have interest in making a real estate investment, mostly looking at real estate around these development areas, not in them. 

Anyway, what really bothers me about some of these construction projects is the quality of the work that goes into them.  I just can't believe some people will be fooled into investing (questionable word for a timeshare) into some of these poorly constructed projects. Let me explain, one of my pet peeves in these construction projects is when they use trim molding desiged for doors and windows as baseboard trim!  I'm sorry I just can't help it, I was raised with a hammer in my hand and taught excellence in building a home.  I'm so very fortunate to have a father who has taught me a trade that I will carry with me for the rest of my life. 

Why do I mention this, just to say make sure you do your due diligence as a buyer or seller in real estate.  Ask professionals who will give you an honest response.  If you don't have professionals you can trust, call or email me. David- I also was raised in a home with a GC for a father and the same trades taught to me. I also find the same frustration at times when looking at different homes with clients.

The quality of the paint finish is what bugs me the most.  use a decent paint for pity sake. so you can at least wash it . And the cracks on mouldings over the doors and windows were it has not been dapped enough or at all. Putting the electrical switches on crooked and not leveling the cupboard doors These are all the little details that drive a perfectionist wild!!

David, I agree.  Quality is an issue.  But by the same token the buying public needs to pay more attention to detail and less to overall square footage.  Just because the neighbor has 4 bedrooms doesn't mean you need it, too.  (Especially when you only have 1 kid!)  Quality.  It should be what counts.

Marilynn, I really do understand, I'm in the same boat, perfectionist that is.  I have tried to understand that everyone isn't as picky as I am and that's what makes the world go round.  But it still doesn't mean I'm not bothered by it.

Chris, yes quaility is what counts and sometimes overlooking the way a home currently looks to what it will look like when repairs and completed, that's good.  It's when the home has been purchased to remodel and upgrade and the upgrades are not repaired with care and quality that again bothers me.  I believe it's a waste of time and money to cobble up a quality built home.
