KNOCK KNOCK...WHEN IS IT A GOOD TIME TO CALL ON A FSBO?  AT ONE OF OUR OFFICE DISCUSSIONS, WE GOT ON THE TOPIC OF WHEN IS IT A GOOD TIME TO CALL ON FSBOS AND EXPIRED LISTINGS.  IT WAS SUGGESTED THAT AS EARLY AS POSSIBLE, EVEN BEFORE 9:00 A.M.  TO KNOCK ON SOMEONE'S DOOR BEFORE 9:00, DO YOU REALLY THINK THATS ACCEPTABLE?  TWO NEW TO THE BUSINESS AGENTS WORKING AS A TEAM SAID THEY CALLED ON THREE FSBOS BEFORE THEY CAME TO THE OFFICE MEETING. THEY SAID THEY STARTED AT 8:30 A.M. I ASKED WHAT THE  RESULTS WERE...ONE, THERE WAS NO ANSWER, THE OTHER TWO THE DOORS WERE SLAMMED IN THEIR FACE. WELL, OF COURSE, WHO WANTS ANYONE COMING TO THEIR FRONT DOOR SO EARLY? OKAY, THAT BEING SAID...WHEN IS IT A GOOD TIME...OR SHOULD I SAY, IS THERE ANY GOOD TIME?  FROM 10-3 EVERYONE IS AT WORK, SHOPPING, JUST NOT HOME, OR THEY PEAKED OUT OF THEIR WINDOWS AND DECIDE THEY DON'T WANT TO TALK TO YOU.  IF YOU CALL ON FSBOS FROM 3-5, THE KIDS ARE JUST COMING HOME FROM SCHOOL AND THEY'RE HELPING WITH HOMEWORK AND PREPARING DINNER.  FROM 5-7 IT'S OF COURSE DINNER TIME. AND AFTER THAT, THEY'RE GETTING READY TO PUT THE KIDS TO BED.  SO YOU SAY TO YOURSELF, WEEKENDS MUST BE THE BEST TIME. THAT DOES SOUND LOGICAL, BUT TRY IT.  THEY'RE ALL AT THEIR CHILDRENS SPORT GAMES, AND LATER THEIR GETTING READY TO GO OUT FOR THE EVENING...SO WHEN IS A GOOD TIME? WELL, MAYBE A STAY A HOME MOM IS THE BEST OPPORTUNITY. NAH...THEY HAVE THE KIDS TO TAKE CARE OF, CLENING THE HOUSE AND PREPARING THE MEALS...NO THEY DON'T HAVE THE TIME.   LET'S SEE, MAYBE A RETIRED FSBO MIGHT BE YOUR BEST OPPORTUNITY.  NO, THEY DEFINETELY DON'T NEED AN  AGENT TO SELL THEIR PERFECT HOUSE...THEY'VE SOLD 18 HOMES ON THEIR OWN BEFORE AND THIS MARKET IS NO DIFFERENT FROM ALL THE OTHERS. HEY, WE'VE ALL BEEN THERE SO REALLY...WHEN IS A GOOD TIME TO APPROACH A FSBO OR EXPIRED LISTING??

Larry,

I disagree with door knocking.  It's one of the oldest sale methodologies out there and also probably one of the least successful.  Maybe I won't do as many transactions because of this but I hate when people do it to me and I'm not going to push myself on anyone else.

I would say, send a letter, tell them when you are going to call.  Then call when you said you would.  If it is Saturday afternoon and they are expecting your call, they just might answer.  (all CAPS are hard to read!)

I've only done one FSBO by following their Open House sign and I was successful at that.  Before 9 AM is a no-no to me.  I do not like to see anybody before that hour and certainly not a real estate agent so I know exactly how it feels at the other side of the door.  Our manager told us to call between 5-7 PM (lucky he does not have to do it) but that is dinner time and I myself hang up at those telemarketers who call at that hour.  I like monthly newsletter and let them call me.

Sorry I thought it was a Knock knock joke. I call Sunday evenings and ask how many showings they had that weekend. I explain how many showings I had or if I was out with a buyer how many houses we saw. I never get hung up on and they are usually in the mood to talk...
