SELLER'S DO YOU HAVE IT? 

Curb Appeal That Is?

So you've decided to sell your home. 

Before, listing put on your BUYER'S hat and take a walk around the outside of the whole house, and take extra special attention to the front, stand on the front porch for a few minutes and see what the buyer will see.  Don't forget to take a note pad; you are going to need it.

You have made the decision to sell your home and your real estate agent will do everything they can to sell your home, but there are a lot of things you can do to HELP.

Your home will NOT sell if you can't get the buyer's to look at the inside, so WHY are we talking about the OUTSIDE?  Because, with great curb appeal we as agents can get them to look at the inside.

When looking around your home WHAT, if you were a buyer would you dislike about the home?  Write ALL of the things you can think about down, pick your exterior APART, because that's what a buyer is going to do.

Now, go over the list and see if many of the items are just small, simple and easy to remedy items, (i.e., shutter needs adjusting, painted, screens are torn, bushes are overgrown, sidewalk needs cleaning), you get the point.  Many of the items on your list are not expensive to remedy and will take more time than money.  Take a weekend and have the whole family pitch in, clean out the flower gardens (nothing in them is better than weeds), trim the bushes back, wash the front door (I know you never use it, but guess what, that's how the buyer will enter your property and they will stand there looking around while the agent is getting the key.   

I usually don't suggest that you do the little tasks first, but when selling a home, sometimes when they are taken care of the larger items don't look so bad.

One large item I strongly suggest you look at ESPECIALLY if your garage door opens to the street, you guessed it, THE GARAGE DOOR, if it is dented, doesn't open and close properly, badly in need of paint, or just OLD, You need to REPLACE it, they come in all sorts of designs, sizes and prices, you would be surprised how a new updated garage door can improve your curb appeal and add value to your home, also, add a automatic garage door opener is you don't have one.
