Buy Real Estate First Then Buy A Nice New Car, Truck or SUV

Everyone must have somewhere to live whether it is their own home, a friend's home, military barracks, college dorm or their parent's home.  While I like to drive a nice car just like anyone else, I am well aware of the difference between something that is going to increase my wealth rather than have me take a loss.

What happens when you buy a brand new car and drive it off the lot?  Well, first of all, you bought the car at "retail" price.  Once you take ownership of that car, it is now valued at "wholesale" price.  The difference between the "retail" price and the "wholesale" price varies upon many different factors such as model, make, mileage and options to name a few.  As an example, you could buy a brand new 2006 BMW 530i, 4 door for $47,850.  That exact same car bought used with 1,000 miles on it would be valued at $42,850.  That's a quick loss of $5,000.  The car is considered a "used car" as soon as it becomes the property of the first owner.  A used car loses approximately 15-20% of its value each year.

•·        Appreciation def: An increase in price or value over time 

Investments That Our Parents Used:  First there were investments in savings bonds and savings accounts.  After that it was the stock market, Certificates of Deposit, then mutual funds and IRA's and somewhere along the line, Hawaii Real Estate Investing emerged as one of the premier tools for consumers to purchase as a way to build wealth.  This is what the current generation of investors believes to be their best opportunity to secure their financial future.

While all of these "old school" investment strategies still have potential to earn you money and build wealth, Hawaii Real Estate Investing seems to be getting a lot of attention as the preeminent way to invest and there is good reason for that.  Take a look at these figures from the Honolulu Board of Realtors as they relate to Hawaii Real Estate on the island of Oahu:

•·        From 1985 to 2006 (21 years), the average sale price of a single family home on Oahu has increased 279% which equates to 6.5% annually

•·        From 1985 to 2006 (21 years), the average sale price of a condominium has increased 243% or 6.1% annually

It is hard to argue the difference between something that appreciates rather than depreciates.  So before you decide to buy that new car, sit down and talk to a real estate professional and let them work to help you start building your real estate portfolio.

There are also two Brigades that are stationed in other locations.  The 1st Brigade is stationed at Ft. Lewis, Washington and the 4th Brigade is stationed at Ft. Richardson, Alaska.

The 25th Infantry Divison has proudly served in numerous wars and conflicts around the globe.  The Soldiers that make up the division are currently deployed to several locations to include Iraq.

Sally-I couldn't live without my car.  The difference is some of these folks are spending $40,000 and higher on cars, trucks and SUV's.  With the right coaching they could buy a $5,000 car and have some money left to invest in some real estate.  Aloha!

Sally-Of course you were!  Doesn't it just drive you nuts when they do that?  I can't remember who it was but I had heard an agent say that their client unknowingly bought a car after going into escrow.  By the time signing came around they were no longer qualified because they mentioned something about about buying a new car. Duh!  Aloha!
