A new home is a big investment. I just saw a home that was only a few years old and it was having problems with drainage flowing into the house during bad rains storms. The decking on the roof was coming loose and the exterior doors where showing signs of moisture penetrations around the seals. The carpet has been replaced more than once and who knows what kind of problems are inside the walls that you can't see (ie... mold, decay, termites?). Even if the house is new, a good inspector will see things that the average person may not.
