What Descriptive Words Effectively Sale Homes?

What takes place when you list a home for a client? Of course there is lots of paperwork, but one area that becomes somewhat time consuming is trying to write that perfect description that is sure to sell this home! What are potential buyers searching for? What descriptive words can you use that will really attract them to this home?

I came across an article in Realty Times and they had a report that named the top 10 words that people used when searching for a home.

Top 10:

1. Pool

2. Garage

3. Hardwood

4. Waterfront

5. View

6. Basement

7. Tile

8. Deck

9. Condo

10. Shop

They also mentioned that these top 10 words didn't appear on a previous analysis of most popular words used by real estate agents to try to sell their homes. Below is the top 10 list of words used by realtors:

1. New

2. Large

3. Great

4. Beautiful

5. Open

6. Huge

7. Finished

8. Spacious

9. Custom

10. Newer

Thanks Connie!  I think it does help.  While I don't know that I'd stop using the words in the second list (because I certainly have), I will definitely make sure that I can get those words on the first list in there.  And if I'm out of room and have to choose one or the other, I'll make sure that the first list comes first.  Thanks again.

I wonder thought how they are searching? I mean if they were in a normal search wouldnt those words come in secondary or dead last compared to searching for area and rooms and baths and things like that?

I guess I wonder how they would be searching ? Example: home with pool and garage? That seems weird to me and I dont know how you would find anything like that.

Connie, It make sense to me.  People are searching using nouns and not adjectives.  Good information.
