Why Pay 5% Commission

Now that over 80% of home buyers are searching for homes online and have just as much access to the homes on the market as the typical Realtor, there is no reason why a home seller should pay a 5% commission. When you price a home correctly and expose the home to as many internet sites as possible it will sell and without much effort. The buyer will typically have an agent they are working with, but very often they will locate the home themselves and then have their agent set up a showing and write an offer. That is why the company I work for CataList Homes charges sellers a reduced commission fee of 3% at the same time delivering professional full service to all our clients. We also have a great buyer program where we rebate the buyer up to 50% of our commission when they do the "leg work" to locate the home and then they contact us to write the offer. Our goal at Catalist Homes is to maximize our sellers equity upon the sale of their home and to reward our buyers for the effort they put in to locating their dream home. Rebate Model

  • Home buyers who wish to do their own legwork can keep 50% of the commission offered to the buyer agent
  • CataList provides the showing instructions and you view the homes on your own
  • When you are ready to write an offer, meet one of our Home Marketing Specialists in one of nine local CataList offices, or have your offer prepared, reviewed, and submitted via telephone, fax, and email.

Negotiating the best price:

  • Obtaining the necessary listing intelligence to negotiate effectively
    • Acquire any and all available information regarding a property owner's motivation to sell.
    • Research the complete price history and days on market history of all home listings prior to writing an offer to purchase.
  • Preparation of buyer resume demonstrating ability of buyer to close escrow
  • Awareness of micro and macro market economic conditions.

Effective Transaction Management:

  • Attention to the finest transaction details.
  • Strong negotiation and resolution of repair items contained on the buyer's inspection report.
  • Recommendation of high quality escrow and title professionals.

50% Commission Rebate:

  • CataList will rebate 50% of our commission earned as buyer agent to use for closing costs, furniture, lowering the purchase price, etc.+

Traditional Model

If you want a buyer agent to show you all the homes for sale in the traditional manner, CataList will provide you with a CataList Homes dedicated buyer specialist or introduce you to a prescreened top agent from another firm (depending on CataList area coverage limitations). This service is free of charge, but no rebate is offered with this plan. Once you see a home with a member agent, no rebate will be offered. Every partner buyer agent has been interviewed and meets the stringent requirements of transaction history and local market knowledge.

Note: CataList Homes reserves the right to refuse to write offers on homes deemed to be disingenuous, or with buyers submitting offers on multiple homes. Each buyer must be pre-qualified and demonstrate proof of funds prior to any offer being submitted. A CataList agent will assist buyers in obtaining the necessary pre-qualification

Grant,  How do you do a 3% total commission.  What do you pay a buyer's agent?

I love the IDX home search tool.  Is that a unique system developed by your company?
