Why can't Realtors take pictures?

cameraWith the accessibility and ease of technology, why is it that Realtors still add listings to the MLS without at least 1 photo? I know, it can be requested that we do not add photo's to the MLS but I've NEVER been asked this personally by a client. Is it a case of laziness or forgetfulness? Wouldn't they want to impress their clients by showing all they have done including taking photo's?

Now, what about those of us who do take photo's. Congrats!....but wait, why oh why do some Realtors take the pictures they do? Hey, I'm not a photographer but I always insist on taking clean well lit pictures. Why? So that the 80% plus buyers who begin their home search on-line get the best idea of the home I'm listing. Every time I log in to search for homes, I'll get images that are extremely blurred, taken in the dark, of a corner of a wall, of the cat in the house, half filled by the Realtors finger, multiple shots of exactly the same thing, or yesterday,blue sky one of the blue sky which had a caption saying "beatiful New Mexico skies". LOL, oh my gosh, that was too funny to handle, if your going to take a scenic shot, by all means feel free to do so, but please make it relavent to the home.

Seriously, most the clients I work with will immediately skip a home if there is no photo and that statement in itself should be reason enough to take a reasonably, viewable, relevant photo!

In the state of Washington, our MLS fines us if we list a house without at least one picture. Do you know Jose, we still get one or two agents that can't figure it out...

In Las Vegas it's required to have a minimum of one picture on the MLS and it has to be done within 48 hours (I think).  I just reported someone who had been listed 20 days and no picture.  He/she will be fined.

What does one picture show...the outside of the house????

I so agree it aggravates me.

I want pictures.  I don't even look if there is not a picture of the kitchen, LR, and MBR...are these agents crazy or what?

I've called on a few...pictures?  How are we supposed to know if this fit's the customer's needs?

If your a great agent, you know what they want.

Why bother to take the listing if you are not going to show what is for sale?

I have a minimum of 6 pictures and an average of 12 on my listings.

To answer your question... maybe some agents can't multi task...? In all seriousness (or not) buyers want pictures. Period. End of story. Can't put even one decent one on the MLS... don't get it. The problem to work around sometimes is when you have to take the photos to exclude things (e.g to work around rooms full of junk). That particular home had several photos of the exterior... it was sold as is...

Hello Jose - first time reader, nice to meet you.

This is sooooo my pet peeve.  I am such a perfectionist with my photos - wide angle SLR camera, extra strong flash with 30' range and I take about seven pictures of each room to find the best.  Then I look at listings where all you see is a sofa.  Saw a picture the other day where all the person showed was the stovetop - and it was a crappy old electric stove with yucky coils!  Was the agent drunk when they submitted that photo?  If I were the seller and I saw that photo, I would immediately FIRE that agent no matter how good a job they did otherwise.  Actually, I am surprised that more sellers don't doublecheck the photos that are being used in the marketing of their home - they trust us as professionals so they don't think they need to, but they do!

In Austin TX per our MLS, YOU get fine pretty hard if the picture is not posted in one day. They are pretty serious and constantly checking on it to make sure that it happens.

In regards to nice pictures, there are some people who just don't know what a good picture is and don't know what true marketing is about. This is very sad.

Buyers ELIMINATE homes based on their web presentation.  Period. "Curb appeal" of yesterday is "web appeal" today - whether you like it or not or think it's right or not.  It is what it is.

Gas is ridiculously expensive, there are more properties on the market than ever before, and broadband usage is the norm, not the exception.

People are doing their initial searching and eliminations at home in their bunny slippers.  The lack of photos or the lack of quality photos makes buyers hit the NEXT button, NOT pick up the phone to call the agent to spend the time and money to drive out and see it in person - just in case it's what they were looking for!

That means you MUST have large, clear photographs.  That means you must have a virtual tour or video tour.  That means you must show everything, not just the money shots.  Whatever you leave OUT only makes people assume it's for a reason... and it's usually not a favorable reason.  If the kitchen is dated, it won't get UPDATED just because you visit it in person.  If a buyer has an issue with an outdated kitchen online, they will have the SAME issue in person.  Why waste your time, your seller's time and the buyer's time?

If you are unable to do this yourself, you need to hire someone who can.  If you think you can do it yourself and you're good enough, ask other people for their opinions.  Just because you have a camera does NOT mean you know how to take compelling photographs or videos.  Just because you own oil paint and an artist's brush doesn't mean you can create a beautiful painting.

The possibility of a sale depends on it.

Being the chair of the Policy Committee in Jose's MLS, I can tell you I have requested that we have mandatory pics, but for some reason it keeps getting overturned in the BOD.  I don't know the fuzzy logic, but there it is.

This is a great question - I spoke with a friend today that said her buyer would not even waste gas money to drive out to a listing if he couldn't get a good "feel" from it online!

Why cant they take pictures? Or take great pictures?  The Dallas market is getting better, but lets face it.

Realtors are not taught how to take great photos.  While I shoot over 100,000 images a year, it takes practice. And from the market conditions and knowing "some" realtors, money is too tight to hire a pro. And, no one is really trying to reach out to realtors.

Its long overdue. We are doing just that now.  Training realtors on how to do it yourself and make the home, yourself and the broker look good.  Stay tuned

I have to agree with JD's response above. Money is getting tight with the economy and real estate market just slowly picking up again.

While not being taught to take good photos is one reason. Another reason for it is also time. I missed a shoot this week for a friend of mine because I was sick so he had to take his own photos due to time constraints. Also realtors especially busy ones dont have the time to take photos, download them, process them, then upload them. Its a time consuming process and if your a realtor that barely has enough time to catch up on emails due to all the showings and meetings, sometimes its just faster to take a shortcut.

Now taking the shortcut does have its downfalls and occasionally its merits. Sure its faster  but long term can also hurt this listing because with rising gas prices, a recovering economy, and less and less free time to go out and browse more and more buyers are now turning to the internet to get their virtual view of all the listings since they can see 10 times as many listings in a few minutes compared to driving out.

on a side note. Michael's "why can't photographers Sell real estate?" you know that idea has been on the back of my mind for some time now. Because out of the hundreds of realtors in my area there are only a handful that actually outsource to get photos and virtual tours done. the majority go the DIY route.
