I would love some feedback and input about your success (and failures) with farming. I feel like I need to do some additional advertising but I'm not 100% convinced that direct mail postcards is going to get the job done? Part of this has to do with my past career where we knew direct mail wasn't the answer. I'll never forget my advertising director telling me once that "direct mail is for people selling left shoes to people that need to buy left shoes." So, if I think about it, the area I want to farm does have fairly good turnover, but I'm sure all the other agents in my area know this too, and so they must be sending postcards as well. Anyway, your input would be appreciated. THANKS!!!
The ONLY way postcards work is if you're consistant and mail them out every 5-6 weeks for a minimum of 8 months and beyond. I'd suggest a minimum of 300 .. And yes, most of them end up in the trash.

Farming works, but you have to give it time between six months and one year with a consistent effort to make it work for you. It will take a combination of traditional marketing such as post cards. Low cost strategies would be walking the neighborhood to meet the people, develop an e-newsletter, providing market updates and low cost community events.

A big producer telling some of their secrets to success says they are not sending the Just Listed cards now, just the Just Sold cards. I will also send to my sphere of influence, but am not doing much farming with them right now.
Thanks Jim, Lou, and Sheila. I appreciate it, now I can go calculate what my expenses will be and make a solid implementation plan, Maybe sprinkle in a little newspaper ads too? Just the local town rag, not the Big Paper in town.
Farming - hmm consistency consistency consistency along with quality works best. Farming is not done by as many as you would think and most do not do it with any conistancy
