YOU GET WHAT YOU PAY FOR OR DON'T YOU!!!

Home Inspector with Dream Home Inspections/203K Consultant

Greetings All,

This is an email from the Beautiful State of Georgia.

Today, I wanted to talk about the quality and pricing of Home Inspections.

Our job as Home Inspectors is to provide a quality service for our clients, as well as the real estate agent:

1.This starts with being certified and/or licensed as a Home Inspector in your state.

2.Provide your client with a computerized report that is easily transfered between parties via email.

3.Provide your client with Color Digital Photos which identify the problem and recommendations for repair.

This Next Statement is Dangerous!!!

4. Be willing to say "I DON'T KNOW".If you don't know say so.  But offer this along with your statement, " I will further research this area and provide you with some feedback as soon as possible." I believe people will be a lot more comfortable with a honest person who will go and research, then to make-up some pitiful answer to try to save face with your client and agent.

5. Provide your clients with quality information and your client will have no problem paying your inspection fee. I have found that we have so called inspectors charging as little as $175 for a complete home inspectoin. You will only get what you pay for. The average price of an inspection in the south Atlanta area  is about $325-350. One inspector is providing people with a one page summary in Microsoft Word. That's Sad!!!!

6. A note to ALL REAL ESTATE AGENTS: I know in most states it is required that you provide your client with more than one referral for home inspectors. No Problem. But let's provide them with 2-3 recommendations of home inspectors that you would want to inspect your personal home. Don't just send them out bargain hunting.

I am a full time Home Inspector here in Georgia and I am serious about my profession. I am sure that you want the best services and that is what we provide.

Thanks for reading and I look forward to your responses.

Hi Robert,

One thing many inspectors point out is the type of report they use or feel is better than another. The report type, computerized, paper and or written on Microsoft Word really has little to do with the quality of the home inspection itself. A well written, understandable and informative report is what really matters. But even more important is the quality of the home inspector. If the inspector is less than knowledgeable, then the report isn't worth much.

Sorry, this is a peeve of mine with companies touting their reports. I would however whole heartedly agree with your other qualifiers.

Robert,  there is never enough I DON"T KNOW.

As a real estate "expert" we sometime frame ourselves into a corner of HAVING to know everything.  But quite honestly, "I DON'T KNOW, BUT I CAN FIND OUT" is more powerful than winging it and having someone know you're winging it!
