    In Virtual Curb Appeal is Not a Myth, I discussed the MLS listing photos. Now a potential buyer has made the call to see a listing.  If they are like me, they will meet you there. On the way,  they will observe the neighborhood, traffic, parks, schools, etc.  All of these things are out of your control - it

is what it is.  Now, they have found the right house due to your excellent instructions and the address being prominently and permanently displayed on the maibox, fire number marker or the front door. All under your control!  Realtors' For Sale signs have a habit of disappearing.

    Does what they see, look like the photos or perhaps even better in real life?  What do they see from the street? Have you ever arrived at a listing and realized that you are alone and the situation is not going to change?  It is possible that they took a first glance and headed for a better looking possiblity.  Rude of them, but when the words in the listing and the stark reality of the view do not match, they feel deceived and do not mind being rude.

    They probably will not be shopping with you again - there are many agents and many houses out there to choose from.

Kathleen...will the owner take a C/D on the home in the picture.  You are right a bout what we control and what we don't.  We need to take control of what we can and do damage control on what is needed!

Kathleen, its so true about virtual touring.  I just wish whomever does these virtual photos realize that what they show will and can effect the selling.   Unfortunately, we can't control everything.  My biggest frustration is seeing virtual tours and then walking in and the home doesn't evern resemble to virtual photos!!!!!!

Janet - someone had posted a photo with a naked man reflected in the mirror who was taking the photos of the house for sale. That was a little too virtual for me.

Kathleen, good post, the photo is priceless.  We are in a different place today from the drive by of yesterday.  The driveby of today has already happened on the internet, so often they don't even come check out the neighborhood.  IF you haven't made the cut on the internet, you may not get the real drive by.

Terrylynn - I remember going to the real estate office and picking out houses to tour from a photo on the bulletin board. Those days are over.
