How many offers need to be rejected to sell a house.

I listed this home 43 days ago the listing price is 434,000 and during this time we had 25 showing requests which 14 potential buyers had looked at the property and 11 appointments were declined by the seller. We had 4 offers 3 of them are bellow 400,000 and 1 is at 420,000 the buyer is well qualified with 20% downpayment has nothing to sell and is willing to close whenever the seller is ready. the seller is asking 430,000 and not a penny less. The buyer feels that they have offered top dollar. This homeowner just does not understand how lucky he is to have recieved 4 offers in todays market, 1 that is actualy alot higher then all others and how lucky he is to have a 20% qualified buyer.

I just can't believe that this homeowner is going to let this buyer get away and end up loosing so much money.

Wonder what your thoughts are....

I had similar experiences.I dont want to talk about them publicly. But in general terms I think if the seller is not going to cooperate or at least be flexible in this or any kind of market then we cant do our jobs. I am sure you priced it right to begin with but the seller not negotiating and expecting that little of a difference is not fair.

The house is worth what someone is willing to pay for it and not a penny more. Too bad so many think their house is worth so much more than it is.

I'm sure the payment on the house is pretty close to that $14,000 difference. Sounds like you should be able to find reasons to explain to them why this $14,000 difference isn't that big of a deal.

Oh my GOSH!  You know your buyer is thinking, if this many offers came in the "right" one is sure to come in.  But not in this market.  I had a buyer who offered "what we thought was top dollar" as the owners declined as they had a few contingencies at a higher price.  However I knew how this home would inspect and those other offers would not stand after inspection.  The Realtor advise them to wait and not take our offer.  We bought another home and moved on.  Later I looked up the home and it sold for less then what we offered 3 months later. HMMMMMMMMM?

Have you tried showing him the comps of other similar properties that have sold for equal to or less?  Sometimes the more education you can give a seller the better chance you have.  Sometimes they still don't want to listen.  But my suggestion would be to gather as many statistics as you can and share them hoping he will see the light!  Good luck, I think many of us have been there.

The fact that the seller received 4 offers that were less than the list price should be an indication of where the house should be priced in this market.  Not to long ago I had a buyer offer $395,000 for home that was currently listed at $460,000.  The comps in our area showed that home selling for $420,000 at the time (our market was in decine).  The home was on the market for at least a year if not longer and finally sold for a little over $400,000, less than the comps had showed.

Some suggestions is to show your seller the comps again and if you have a relative story about what can happen if he waits for another offer that might help your seller.  Usually your best offer is your first offer.  However sometimes just like buyers, even sellers need to lose an opportunity to understand the realities of the market.
