The success of the private homeowner selling for sale by owner without a broker is improving everyday. There is more and more national exposure on this topic of selling real estate FSBO. I will agree that an extremely motivated, intelligent, process-oriented, security conscious, homeowner can sell FSBO. The fact that so many fail is also a telling sign.

I have tried to help for sale by owner's by giving them more guidance to a successful home sale. The biggest area of doom for the fsbo is pricing the home way way way way way above market... then comes languish world. it sits, sits, sits, sits for a very long time. Then comes the realtor sign then the SOLD sign!

I am not hear to offend anyone....just state my point of view. I believe that I am qualified as a licensed broker myself working in the past with traditional sellers and by owner sellers to discuss this topic. Let's face it there are many attorneys, lenders, and other real estate related service providers on ActiveRain. Many of whom also work with FSBO buyers and sellers. I am sorry if you feel that this is not a space I should post my thoughts on FSBO real estate.

I agree, there are some sellers who can effectively market and sell their own homes.

Sellers usually have so many other commitments (jobs, children, spouses, church, community functions, sports,etc). What are they not going to do to get the time to market, maintain websites, show their home, etc.   Just keeping their home clutter free and ready to show is a burden to most sellers in today's fast paced world.   Most sellers find out real quick, the task is overwhelming for the sharpest cookie. 

Going to bookmark and check out your site.  Interested to see what you offer and the cost.  I am sure you don't work for nothing, right?

The reality of what you say is true but I also must ask the real estate professional community to look in the mirror. Have you ever looked at the number of expired, withdrawn, or unsold homes on any given MLS. The fact is no real estate professional will ever share this data in there CMA. I have a valid point and I know that it will receive it's share of criticism.

FSBOs have their place, but most people, MOST, can't sell or are too emotional.  Let them try and then take over and bail them out.
