Moving On in Fort Worth or How One Area is Making Lemonade

MOVING FORWARD IN FORT WORTH

There is no denying that the national news media play the "bad guy" in promoting negative real estate news over the last 10 months.  We need to remember that real estate is regional, and even regional within an area. So while the National Negative media talks, we have to look at each area individually.

This year, we as homeowners and real estate professionals watched for our own values in our own neighborhoods, as well as the values in the neighborhoods where we specialize.  Definitely we saw more foreclosures, and in subdivisions where we least expected and the effect was evident when we saw prices reduced sooner than we had seen in previous seasons. We even saw some homes fail to appraise for the contract prices as lenders enforced tougher lending guidelines

Generally speaking, we always know that things change.  Generally speaking we also know that when there is "bad", we learn and then the learning process gives birth to something "good".  That's the "lemons to lemonade theory". Well, yes we have had a good home study course in real estate change this year, but another good has come from it.

What I have experienced most recently is that old American drive popping up again.  I am seeing the "I refuse to be a victim" attitude in both buyers and sellers.  I believe that some common sense is surfacing and people who are tired of listening to only negative are saying, "Ok, I want or need to move and I am going to deal with this.  I will put my house on the market and I will be happy even if I lose a little money.  Where could I have lived for 5 years, for $5,000? (or the amount of the loss)."  People are not going to let the bad news become their bad news, and I believe that this is Good News!

To end, Fort Worth and Tarrant County numbers were down during the Summer, but we are seeing more increased action in buying and selling.  Our area is up by over 25% for the last tracking period of who is looking online.  I believe that is great news.

I can only say, Come to Fort Worth and enjoy a great lifestyle, and the real estate values are so great!  We are moving forward in Fort Worth!
