What are the Keys to proper marketing?

I'd like to ask a question and get some real good feedback on the keys to how your marketing affects your business.

Questioning the Key to business

Look at each item and then answer two areas: 
1.  How does this marketing item affect YOUR seller/buyer
2.  How does this marketing affect YOUR business

I would like to address common aspects of marketing, although I know there are MANY other opportunities.

A. Sign in the YardHouse For Sale

There are a few things to start with and I'm anxious how everyone sees these common marketing ideas fit into not only their service to their buyer/seller, but also how impactful these marketing items are to generating NEW business.  Are any of these items MORE valuable to a seller/buyer than to your business?  How about vice versa?  What percentages of activity does each item account for to your seller/buyer? Your business?

Hmmm all the systems you have chosen are somewhat automated and dont need or have the personal aspect included in them. The core of marketing is to get a prospect in touch with you, so any marketing that puts You in front of your prospect will always be the one that produces better results. Door Knocking, Sphere of influence, Cold Calling, networking will always top any new media any given day.

Specifically, I was talking about marketing your listings to cover TWO purposes:

1. SELL THE HOUSE and
2. Generate NEW business

The SOI and calling and face to face stuff pretty much goes without saying...it's a staple, just like flour and sugar in a kitchen!

I think you should be doing all of the things. I dont agree with the info boxes for several reasons.

  • Its a waste of paper
  • I would rather get a phone call its more personal
  • You have to make sure its full
  • People empty the whole box wasting the paper
  • A serious buyer will take the time to call

Well the list goes on. I dont see any good in it basically. If they want more info they can call and we can go see it. If you take the agent out of it completely then you have no control over with who when and how they are going to see the listing.
