I THINK ALL REAL ESTATE AGENTS SHOULD WORK WITH BUYERS AND SELLERS!!

I noticed that some Realtors only prefer to work with one or the other and do not like to work with both buyers side and the sellers side. I think working with both buyers and sellers is like having the best of both worlds!! It's great to have listings and have other agents working at selling your properties for you but on the same note you can be out there showing buyers around yourself and making your own money too by closing deals with buyers. The only thing is that you must make sure you have that pre approval letter up front on the first meeting when you are showing a house just to make sure the buyer can afford a house in that price range and that they are not wasting your time and theirs. While working with buyers can be exhausting, sometimes frustrating and cost a lot in gas it does have it's rewards as well. So open up your options and expand yourself to both sides of the buyers and sellers.  Thank you.  Debbie Romeo

Hey, Debbie. For those that work only the buyer's side or the seller's side, are they talking about on one specific transaction? California allows an agent to represent both the buyer and the seller in the same transaction which I just think it stupid and such an obvious conflict of interest. After all, one signs a listing agreement saying that one will work to sell the home as quickly as possible for as high a price as possible. Then, a few days later, one also signs a buyer's agreement that says one will work to get them their dream house at the lowest price possible. How can one then represent both sides in the same transaction. Doesn't make sense to me. If one is successful doing it, and making 6% commission instead of a mere 3%, congratulations. However, it sure leaves an unopened can of worms sitting on the table for many years because either side could claim that the agent was in collusion with the other side. Not a pretty picture when it happens, and it does all too frequently.

I am sorry if I didn't clarify it in my blog. That was my mistake. I actually meant working with them separately in two different transactions not as a dual agent. I am glad you brought that up to me I will have to clarify it in my blog. Thanks for pointing that out to me and commenting to my blog.

Working with sellers and buyers are great on different transactions but you should have some listings before working with buyers.   You can only show only buyer around at a time but all of your listings can have showings on them at the same time!

If you read any books on how to get rich and make money all of the books will tell you to make your money work for you.  example get listings and let them work as you show around your buyers.
