Feed them and they will come

We have all heard the expression feed them and they will come. I'm wondering what others think if this is necessary to get agents to view their properties on caravan day. In the area that I work, we have been feeding agents or a long time, and it makes know difference on what the market conditions are.  Our MLS/Claw even has a submission for refreshments. I have mixed feeling about whether this works or not, but we do it for the sake of the client. I know that the clients like when you do this, they feel you are going the extra mile marketing their property. The more agent you get to see the property the better your chances of selling. 

What do others think about this, and can you share some of your experiences. I have done, all different kind of seasonal themes, breakfast, brunches, lunches, picnics, tail gate parties, barbeque's, desserts, wine & cheese etc.

Some sellers do not like food during Open House.  I once had a listing and the seller said NO FOOD.  She wanted to make sure the agents were coming to see the house and not to have lunch.
