SOME BUYERS HAVE TOO MANY AGENTS
It seems that hardly a week can go by without coming into contact with buyers that are using multiple agents.
We had a call on a REO listing from Countrywide Home Loans. He advised that another agent had shown the home to him but he had not signed anything. He wanted to know if he would receive a reduced commission if he worked directly with us. A couple of days earlier he called one of our associate agents and asked her to show him some properties even though he already had an agent. We sent him back to his other agent. Today, we received an unrealistic low offer on the property from the other agent. Guess we were lucky to send him back.
A few days ago, we noticed that one of our associates had closed a sale to one of our clients that had an exclusive agency agreement with another agent that had assisted the buyer for months. Upon investigation, she had also contacted a third agent in our office as well. This case is not yet resolved. But, the lady is happy in her new home and not even thinking about the risk of being obligated for another commission.
Some buyers have difficulty understanding that they need only one agent at a time. We must always be on the alert to identify them. They do not seem to worry about any legal or moral obligations.
