I was talking to my mom yesterday about my real estate business and how I could make a splash in my new farm area. And we came up with a great idea.

As a new commercial agent with Marcus and Millichap, my goal is to find a farm area and MASTER IT - going out taking pictures, getting comps, talking to tenants, etc.  Then I'll be calling all the owners of these properties to introduce myself and try to create a relationship with them right off the bat.

I was also telling my mom about Send Out Cards, which is a personalized direct mail company that I have been investigating

She came up with the brilliant idea of sending each owner a card the week that I call them with a picture of their building on the front.  Since send-out-cards lets you insert pictures on your cards, it would be easy to upload my electronic pictures and let them know that I had visited their property.  --> PROOF!

I thought this would be a great way to get people's attention and build credibility from Day 1.

Has anyone else already implemented something like this?  I'd love to know how it's worked for you.

Market updates are always good because people want to know what things are selling for in their area. Also mini CMA snapshots of the entire subdivision work well too.

Hi Emily, I just started using it a week ago.  I researched it and thought about it for a couple of months.  I like it so far, not pushing the business aspect of it, just using it for real estate now.  My husband had the same idea about putting a photo of an expired or fsbo on the card.  I am still learning the system, so if you have any questions in a couple of weeks I'll know more.  Take care.

I talked to my broker about this and he seemed to think it would be a good idea but "too time consuming" and/or not the highest and best use of time.


Considering I have about 1200 people in my database, I can see that it would take a while to get in touch with all of them.


I'm going to do it step-by-step, I think, with the idea being that I send a few cards each day to the people that I am able to make contact with on the phone.


I think I am going to use Send Out Cards to do this, but I haven't tried their system yet.

Good idea.  As you know, the key is consistency and don't give up the marketing activity too soon if you don't see results for 6 to 12 months.  Good luck.  Update us on your results in the future.
