Calling your lead... What do you say?

Hello everybody,

I'm trying to work on increasing my lead conversion rate and seems like calling a lead as soon as they register for the MLS search, seems to be the best approach.

I thought it would be a good idea for other agents to share their actual scripts/dialogs when they call that lead.  For example, John Smith just signed up to view properties on the website.  He provided his name, email and phone number.  You just received a notification that you have a new lead.  It's time to call.  How will your conversation start?

I think if we all share various scripts, we can all pick out bits and pieces from it and tailor it to our own style and be more successful.

Don't be shy and share with us.

This can be a very interesting discussion or dialog sharing.

No worries.

I understand the concept that you have to be yourself and keep it simple, but what do you actually say?  Sort of like, "Hi, my name is Bob Smith from ABC Realty.  I was notified that you recently registered for the MLS access on my website.  I just wanted to reach out to you and see if I can be of any help."

Something like that.  I just want to see what scripts others are using when calling their leads. ;)

I gave up on scripts long ago. To hokie and stiff. I guess I do sort of draw from the leading open ended questioning method. You know, asking a question that demands an explanation rather the a one word answer.

Hello,... May I speak with John please? This is Russell Volk with Bucks County Real Estate. How are you this evening/morning/decade? I just wanted to thank you for visiting my website. Can I ask how you found it? I see you've registered for our MLS search engine access. If you ever have any questions please feel free to call me anytime. Oh,... what's that? You are already working with a realtor? *(click)*  Hello?  Hello?

 

Something like that. Do not forget manners. Politeness goes a very long way.

I typically don't call I'll send an email, and take note that they signed up and I'll ask them questions that they have to answer but doesn't make them feel like I'm stalking them..works every time.

I am working off of an 800# that is on listings. As soon as they call the 800 number for them to listen to a recording about the home I get a text notification of the Ext# that is assigned to each property, and it gives me their phone number.  I try to call the the minute I get the notification. Most of the time they are still out front of the home. I start out thanking them for inquiring about our listing. Then I ask if they go all the answers about the home they needed. I ask if they are working with a realtor then I offer up to search for propertie and send to them via email. Now I am able to get their email address and hopefully stay in touch with them until they are ready to purchase.
