We can fully see the affects of the market with regards to buyer urgency. The fact that people have the time to look based on the other fact that their current homes are not selling as fast as they would like, allows them to be much more particular in selecting the home that works best for them.

This past Saturday, I spent three hours with a family looking for a larger home. Their current home is for sale, but not moving as quickly as they would like, and their ultimate goal was to find a home that would work for them, and possibly negotiate a trade with the current owners.

We were viewing builder spec homes, and all the builders were aware of the possibility/opportunity, so it was not a matter of wasting time, but narrowing down the options. As we progressed through the homes, six total, priced from $525,000 to $595,000 there was excitement in the possibilities, but frustrations in the compromise. With so many homes to choose from, and no rush to make the decision, they found it difficult to justify any compromise knowing that building lots were also available, and could be purchased now and built on later.

By doing this, they felt they would be able to find or even design the best home plan for their family. After all this is one of the greatest benefits within Park Creek. It is a fully custom development, and a lot sale benefits us and our builders, though it doesn't aid in reducing our inventory.

The husband has been back already this morning, to walk a couple of lots. They really want to be in Park Creek, and look forward to building the best possible home for their family.
