What is the deal with not disclosing a pet policy??????

I wanted to rant a bit about an issue that to me is a no brainer.  When I list in any association that is NOT a detached single family one, I always ask the question....what is the association pet policy?

I have a Buyer that has a small dog looking for a Condo to buy.  We went last week to look at a few, The MLS for most had nothing about the pet policy, so I asked them repeatedly both the Agent's and the associations when I could find them.   Many didn't even bother to return my calls.

The first one we went to I had the green ligh fronm the listing Agent office.....when we arrived....NO PETS sign greeted us.  My Buyer was a bit unhappy.  I had three more associations to see and one of them had 5 units.  I tried all the Agent's again and received the following responses from four of them....

Agent 1.....absolutely, my Seller had a dog.  (turns out that is why they were moving, I found that out)

Agent 2.....good question, I will have to find out

Agent 3.....the association doc's say no, yet many have them so I would say you are safe.

Agent 4.....which did show it as "pet friendly".......turned out to be cat only friendly.....UGH!

Am I missing something here?

I now have spent many hours for my Buyer as not to be disappointed anymore.  Should this not be a common practice?

Absolutley, I would think anyone listing a condo, duplex or the like should know this. Sounds like some less than outgoing agents that you are dealing with. Good luck with the hunt.

Thanks for the rant. This is a prevalent issue in my market area as well. Listing agents should be in a position to respond effectively to very simple questions.

This is a larger issue... It is an issue of agents that either have no clue or that they just do not care. Our industry is just too easy to break into. I am a Broker / Salesman in Las Vegas, NV and here it only takes a 90 hour class, passing a State and National test, paying about $2,000 and you are good to go. During the first year you have to do an additional 30 hours of CE... All of this for a profession that deals with peoples biggest deals they will ever do in their lives... Then, there is little if any oversight… Why disclose??? NO ONE CARES… Hold them accountable for failure to disclose and people might care…

In Florida, we have so many condos and HOAs, that now all contracts are required by law to have clear disclosures regarding the restrictions for the neighborhood.  Condos even get a 3-day right of cancellation for the buyers to review the condo docs and then walk away if they don't like what they read.

Yes, that would burn my hide Dan!  You've just wasted everyone's time AND have a client who may have lost faith in you.  Not fair!

I think I would write to each of the associations (perhaps a certified letter) in your viewing area and ask for a copy of their policies in writing so you know whether a potential client is a good fit.  Indicate that you'd like to be able to show properties on their behalf but until you know their policies you will not be able to do so.  That ought to get them off their duffs!

I'm an avid dog lover and would never move somewhere without my fuzzy boy!

Good luck to you!

Toni,

I agree...we need to think of our profession...if we do not, no one else will.

Richard,

I agree with you 100%......I just completed my Broker's law class and in it we discussed whether PA would ever make it a bit more difficult.....the results were NO.....many reason, yet none that made me feel better that they would not.
