Here is a house I inspected the other day. Upon arrival I see something right of the bat as I glance at the roof from the driveway. It’s been awhile sense I had come across this on an inspection.

There are two layers of shingles applied to this roof system, double shingled.

It also a T-lok type shingle which is no longer manufactured or available. This is almost apparent to most people, but my buyer was unaware of it till I call it out.

Do I call it out as a repair; No.

Just to disclose it to the buyer. Because if the roof needs to be replaced under his ownership, the home owner will be charge for two tear off instant of one, plus the cost of the new shingle.  Seller passing the buck to the buyer.

There were no other comments on this roof.

It is always easier to pass it along instead of doing the first time. Most people just take the path of least resistance,

You are right about passing the buck. The installer should be charged for this and reported to city codes as he knows that he cannot put 3 coverings on a roof...

That would make me very nervous about the lower level shingles!    ~

I haven't seen anything like that myself! I wonder if the sellers were even aware - I doubt it.
