Recently, I was talking with one of my buyers, and although it is no secret that there are adjustments taking place in our market and everywhere else, she thought it was just the wrong time to purchase a home. The amazing thing is I really value the inner strength and decipline that this individual has.

I asked her why she was fearful and she made mention of everything from the media, to know it alls on TV.

My response?

When have you ever seen rates this good? The prices could not be better, and the selection is great. You have a good job, and all the stability is there.

Really, when you think about it, if you can buy a home, and even with first time buyers getting a $7500 credit, and you want and need a home, why wouldn't you?

It is the old stock philosophy. I am going to buy some of that stock because it is good. IT goes up. I better buy some of that stock. Again, I better go and buy some because it went up again.

IN a World of speculation it would have been smarter to buy at the right time and enjoy.

Fear, and worry can consume someone. I remember the days when good news sold. Now, you open the paper and the bad news sells.

I am telling all my buyers that want to buy to look into FHA, and other programs. Even the four families are great deals.

Tom,

The bleak picture the media is painting is causing even those who can afford to buy to be nervous of investing their money right now. I agree with you though, there couldn't be a better time than right now. It's definitely a buyer's market, here in Ontario too.

Matt sounds very wise...his wisdom coupled with your determination and insight sounds like a very winning combination!

I worked with a buyer like this last weekend. When she wrote an offer and I showed her what her monthly payment would be, her jaw fell. When they see the facts in front of them, they suddenly understand.
