Last year, while visitng Florida, I met an investor that invited me to his investment group -- the group turned out to be focused on trading properties. I found the meeting to be exciting and very informative, but never thought I would have the opportunity to use what I learned. Recently I obtained a lead from an ad that I placed in the Wall Street Journal and after showing him several properties, he asked if any of the sellers would be interested in trading a lake property for a condo in Nags Head. I do not have anyone that is interested, but if anyone does, "please come on down "and perhaps we can "make a deal."

In toady's market we must be creative to get properties sold. I have approached sellers about trades and creative financing. All they can do is say no and they might say yes.

I found this to be a useful "tool" in the toolbox back in the 80's when Carter was president, and we were going through the "stagflation" economy with 17% first mortgages and 21% seconds. Best on finding a property to complete the transaction!
