 As summer fades into fall, sellers should re-evaluate the showing condition of their home.  To retain maximum interest, listed properties should keep up with the seasonal changes and make the transition as well.

Home Staging Tips for Autumn:

  • Curb Appeal (lawn):  Don't let the cooling weather deter you from maintaining your yard.  Keep the grass trimmed and well watered into late fall to retain a healthy-looking lawn.  Remember to gather fallen leaves and move them to a compositing center.
  • Curb Appeal (garden):  After your flowers and vegetable gardens have been spent, trim the plants down to minimize the withered appearance.  If there are voids in your once-thriving landscaped areas, try adding fall perenials such as mums.  These additions will bring a touch of color while ushering buyers into your home.
  • Holiday Decor:  Keep your Halloween and Thanksgiving decor to a tasteful minimum.  Neutral decorations such as pumpkins gourds, indian corn, and wicker baskets will allow you to add a festive atmosphere to your home without distracting buyers.
  • Seasonal Scents:  Do not use overpowering sprays or room fragrances when selling your home; these types of artificial odors can be irritating to buyers.  However, natural scents such as freshly baked spice cookies and simmering apple cider are very pleasing and can conjure up fond memories of family and home.
  • Exterior Photos:  After the fall flowers have been planted and your trees have turned a crimson red, be sure to update the exterior photo for your home.  Contact your listing agent or send an email to keep your online listing looking fresh.

While selling your home, it is important to remain proactive and keep your home in top showing condition.  Although relatively minor, these changes can make a big impact on how your house appears to buyers!

Fall is my favorite time to stage.  I love to add a ceramic (tasteful) pumpkin here and there, and focus on greens, golds and rust colors.  Mums are the best flowers to stage with.

Kristina- You are right! I had a DIY on the go, and I waited to snap the outside pictures, as I knew the leaves were about to change, and I didnt want the home looking like it was on the market longer then it was!

Very nice post.  It is important to keep your home in show ready condition at all times, but when seasons change a bit of adjustment is always a positive thing for your staged home.

Hi Kristina, what a great post/reminder.  I love Fall and you can't forget to do these very important things even if you don't have your home listed - of course it's especially important while you're home is listed.  I know I love when people look at my home and see a nice yard, fall flowers and especially when family and friends are over - I always have the smell of spice, cookies, cider going and love the fall smells.  I enjoyed reading. ~ Anne Marie

That reminds me - I once had a client (a builder) that built a spec home which was completed at the end of November. They wanted me to Stage it right away, with only a 2 month lease. I reminded them that they would be going on the market at the worst possible time - December! They said, "No worries! The last home you Staged for us sold immediately!" And to make it even worse, they INSISTED on having me put up Christmas decorations in the home. Well, needless to say, the house looked great but no one even saw it until after the first of the year. So I had to go back and pull out all the decorations! And the photos had the decorations in them too.

Fall is my favorite season, I always advise clients to use mums around the property. I find that to be very inviting. A nice fire, weather permitting, in the fireplace is alway welcoming.
