Help! Need to buy a child care center

Hey Everyone,  I have a buyer in North Georgia looking for a child care center.  Preferably a existing center in Acworth, Marietta or Woodstock Georgia.  Anyone have any ideas on finding a quality center?  Has anyone every worked with this type of buyer?  What advise can you share on the details of this type of transaction?  Any insight would be greatly appreciated!
