Sketchy; that is the word!
Some houses sell in a week or two for full, or close to full price! A few have been bid up. If it is turn key, gorgeous both in and out, in a great, desirable location? Many want it!
There are still plenty of buyer's out there. Our listings get shown 2-5 times per week whether they are starter or move-up homes. But to sell? Price them right! Buyer's are cautious, savvy and not interested in a bidding war (except for that occasional perfect home.)
Nearby, the towns of Lafayette and Orinda are still pretty strongly seller's markets. We are not seeing the bidding frenzy of past years but nice homes sell in a month or less. Excellent schools, lovely tree lined streets are the formula for this area.
Pleasant Hill's formula is that it is a pleasant place to live and some homes are still affordable with prices for single family homes running from $475,000 - $1,300,000. With 80 homes for sale and 32 went pending in March, we have less than 3 months inventory: still leaning toward a seller's market but almost equally weighted toward buyer's.
