What are they thinking!!!!!!

I'm going to keep this short and sweet. This is a subject we all could probably go on for hours about.

Why in the world are people wanting to list thier home for way more then they are worth. I mean that I had a client a few weeks ago call and want his home listed for $700,000. I did a CMA and the homes in that area were more upscale then this one and only selling for $390,000 to a max of $425,000. This particular property did have 3 acres to it but it was all wooded, no yard, just woods and brush. He said he would wait a few more weeks to see what others could sell in the area.

I'm just not sure it would move, making me look like I was not doing my job.

Scott, shame on you, don't you know everyone thinks there house is worth millions and all their children are geniuses?

Well, you could say to him to feel free to have an appraiser come in and give you a true value of the home if you feel mine isn't correct. For the money you lay out, at least you would know what the house is worth in the lenders eyes.

I agree with the first comment.  Tell him to get a pricing appraisal (cheaper) and that you'll reimburse him for the cost at closing.  Chances are you won't be paying him because you won't have the listing, if your comparable are substantiated.  If the appraisal brings him back to reality, you'll look like a true professional and will probably get the listing.

Scott, Sellers always have an over-inflated idea of how much their house is worth even if it is a dump.
