Levittown School District Homes Market Trend Report - August 2008.    This report shows a statistical comparison between the month of August 2008, the first and second quarter averages for the year, July 2008 and a year-over-year comparison.  This report provides information about homes sold in the Levittown School District including:  location of homes, list price, sold price and days on market.


These monthly reports provide a relatively small sampling of homes, which often times results in extreme fluctuations that may or may not be indicative of the market trend for the Levittown School District.

Levittown School District Homes - August Market Trend 



The overall numbers for homes in the Levittown School District have remained similar to what they have been through 2008, although these numbers are lower than 2007.  The difference is the lower end of the market.  In 2007, the lowest price homes for the month were in the mid $300K range, whereas in 2008, the lowest prices were in the high $200K range, and a number of homes sold for less than $350K.  The average days on market stayed relatively flat, as did the ratio between sold price and list price.



While there has been an increase in inventory, it has not been by a significant margin.  Homebuyers do have a good selection of homes to choose from, and many homebuyers are finding opportunities for lower priced starter homes that didn't exist last year.  Home sellers must keep in mind that they are competing for buyers.  Proper pricing has never been more important than it is right now.  Homebuyers need to consider the dynamics of the specific market, and not be swayed by mass media reports on home prices.  Just this month, a home sold in 2 days for almost full asking price.  This is not the norm, but it is not unlikely that a home that is priced to sell will find multiple offers in a short amount of time.
