Well lets see, the yellow is an improvement over the pink......OK just kidding.

I don't know the $840,000 price keeps on clouding my thinking.  The cheap side of me is getting in the way here.

Well...here are the stats - houses around this area are selling at over $300/sq. ft. and this one is priced at $288/sq. ft - so putting the yellow and price aside....that's ALL you have to say?  What say you MOrtgage Broker George?

Karen - it's a great house and the pool is a perfect rectangle, the panoramic photo really skews the angle.  The days have been beautiful here, my kids have been swimming in our pool every day.

Let's see.. I like the pics. Makes the house look even more appealing and open. I like the color schemes, with different colors throughout the home's walls. The wide angle really shows this home off and does it justice. The kitchen is sweeeet! The bedroom looks cozy and inviting! The pool is even more inviting!

The bathroom sink is very nice. Is that like a farmer style, or was it a country sink? I forget. The tiles is revealing the age of the home (from the color i mean)..

and there is even a cool painting of the dining room. is that staged to make it look more lived in? or was someone painting.

Overall, I'll give an 'A' to the REALTOR(R) for the way its represented, and an 'A' for the cleanliness of the home. Looks like it will show well.

 I'm not really familiar with Miami Shores pricing off the top of my head, but it seems in line for a home this size and especially for its location. Plus, if I may add, seeing that the electrical is updated, it hints to me that this home has been loved and cared for.

Hope you find a buyer that will give it the attention and TLC it deserves.  so nice to have nice listings!

Ines, very nice job. I must say that although I do like the voice over I prefer the photos on the Real Estate Show better.

I do have a question that perhpas a relo buyer may have as well. Is there a need for a heated pool in Florida? And what makes a french door hurricane proof and hurricane shutters? Need a little education, here.

It's a lovely home and the lines are great. I especially love the photo you took of the house pool-side at the top.

Emma - although the home owners paid $6,700 in taxes last year, remember the property will be reassessed upon purchase.  The county has a great TAX ESTIMATORsite where you can enter a property's address or folio number to get an idea on what the taxes will be.  It depends on purchase price and the property is usually assessed between 80 to 90% of market price (there is a secret formula not shared by the county's tax assessor).

Gena - I do agree with you ( and the voice over is a little long) - but you know it's about offering different options.

The Heated pool is definitely popular because it is so hot in South Florida that those 3 days that is cold, people like to be comfortable.  South Floridians wear heavy coats in 50 degree weather! : )

As for Hurricane shutter and/or hurricane impact doors and windows - South Florida Building Code requires that all new windows have shutters.  Older homes usually don't and it's an extra expense for new home buyers when they buy, but with the active hurricane seasons we have experienced in the last 5 years, it is recommended that shutters are installed.

Hurrican Impact Windows and doors are very popular now because with them, there is no need for hurricane shutters.  For those owners that may travel it's a convenience, because they don't have to worry about having to install the shutters when there is a hurricane warning.
