Hello Fall, GoodBye Summer and Condos Pending!

The Fall is pushing it's way through the door here on Cape Cod. The summer settles itself up, says it's goodbyes and moves on into history. What will the books say about the summer of 2008's real estate market? Will it be a good fall market for Real Estate? I am going to step outside of the statistics and say I haven't had a bad real estate season yet. I truly attribute that to my absolute refusal to say the market is anything but, CHANGING...and with that, what I set my sites on, is ever changing as well! My expectations are always ready to make a move in the opposite direction. I suppose my approach to real estate could be coined the Ali of Real Estate,...she floats like a butterfly and stings like a bee and like a prize fighter I study my opponent to limit the surprises thrown in my direction. But remember I am a Cape Codder and I fancy myself to be a bit more like a sailor checking the tide charts and the weather reports so my day is filled with nothing but smooth sailing! and on a rough day I dock the boat, pull out my boogie board and ride the waves.

In the very same fashion that the season change, so too does the real estate market. What we should be doing as real estate agents is learning to follow the natural rhythm of the market, just as surely as we know it's time to pull out the jackets and long sleeves come fall, we should know that when the market becomes a buyers market we should be rolling out the red carpet, staging and offering incentives, and we should as well know in a seller's market that we should be cultivating the education of our buyers, as educated buyers are smart, savvier, and all the more important, Swift Buyers.

As we enter every new market there are some keen understandings we should have, such as which generation is currently moving into the market and who exactly is setting the pace of the rhythm? Who is buying, who is selling? Where is the financing coming from, what is the new legislation effecting the buying power, what is the state of the stock market, what is the current inventory, better still which inventory seems to be moving...(condos pending anyone?! sure seems to suddenly be alot on the move,,,hmmmm now what does that indicate?!) Most importantly we need to know how can we serve the current market and those that are at the helm!

I was always told be the source of the source and I agree with that whole heartedly, so our job is to know WHICH sources we should be currently cultivating in order to be fully prepared to re-source within the market.  If you take this approach you will certainly be indispensable to your clients no matter what market you find yourself in. Looking for the signs of change means you will always know what season your moving into and being prepared leaves no other options open to you but being perpetually successful.

So as the weatherman says What's Happening in Your neck of the woods?!
