I had two open houses yesterday outside of San Antonio. One was a new listing that has been on the market for one week, the other has been on the market for 4 months. The weather was hot and clear then a while later a nice breeze came in to cool it off a little. I put out the directional signs with balloons, and an open house sign in the yards. At my newer listing the owner provided cookies and I provided water and cream puffs. My other listing was hosted by my one of my colleagues. They were advertised on the internet and in the local newspaper.
I was suprised that my newer listing did not have one showing and not one visitor had come by the open house. The older listing hasn't had any showings and had two visitirs at the open house. They are both priced at or below market value. They both show very nice, nicely decorated with neutral colors. They are both on 1/2 acre + lots. Nice neighborhoods and good schools. My older listing client likes having the open houses because that has been the only showings he has had. My newer listing didn't think anyone would show up and he was right. They are both over 2300 sq ft and priced below $250,000. The only downfall they both have is that the masterbedroom is upstairs. You can check out my listings at www.DebAnker.com
If people would come in they would see the beauty and value in these homes. I just need to get them inside. My next thought is to get all the realtors that have listings in those neightborhoods and advertise together with doorprizes. This will require a lot of work and coordination, and I hope worth the effort. Has anyone tried this mass marketing open house before and was it successful? Does anyone have any suggestins to improve the showings or visitors to the open house?
