Looking at Solds for 1/1/08 - today, 9/8/08, there have been 5 single family homes sold on Westminster this year. The lowest priced home sold for $211,660 and the highest sold for $240,000. In some of my previous messages, you may have noticed where a listing price is less than the sold price. There are normally a couple of reasons for the discrepancy; 1) The seller could have agreed to pay for some closing costs 2) We could be dealing with a foreclosure/short sale where the price runs above the list price because the home is being marketed well below market value. In this situation, the home sold for $211,660, but $5000 was paid toward closing costs, which equates to $128.20 per square foot.
The lowest price per square foot on solds from 1/1/08 is $124.79 and the highest is $143.37. Westminster Place is a family-friendly neighborhood and being attached to Royal Pines with the golf course, clubhouse, tennis courts, etc. This is a great value in the Beaufort area!
