The One that got AwayWe all have our tales to tell of "the one that got away." The fish--or the deal--that was within our grasp and we let it slip away.

The current real estate market in Blue Ridge is going to generate a lot of "the one that got away" tales of woe. NOW is the time to buy. Wait at your peril!

Using a year-to-date comparison, the median price of homes fell 17% compared to the same time period in 2007. (I am using median price, because a few high end sales tend to skew the average price.) 

However, if you compare August of 2007 with August of 2008, the median price differential is less than one percent.

What this tells me is that prices are continuing the stabilizing trend of the past few months.

NOW is the time to get some incredible deals on incredible properties.

Don't let this time of great opportunity slip through your fingers or you may wind up lamenting "the one that got away."

Great information Kim. I just had a great house get away from my client due to the type of financing they were using. A second offer came in that wasn't as strong but their financing trumped ours.

I don't understand why people can't make a decision when they find the perfect place. The interest rates are low but have been slowly creeping upward for a month or so now. The economy can't sustain rates going lower so if a buyer is holding out for a lower interest rate, that probably won't happen. If a buyer finds their perfect home and is approved to buy then it doesn't make sense not to do so. You have shown the stability of your market so any concern in that respect seems erroneous. Real estate remains a good long term investment.

Debbie & Rich--Two of my favorite Rainers!! I am beginning to feel like a nag...but now IS a GREAT time to buy. Our market is somewhat unique in that a lot of current buyers are cash customers, so financing isn't as much of an issue as it can be in "normal" markets (anyone know what "normal" is these days?)

Pat: I'm not a numbers person myself. Show me a bunch of graphs and charts and my eyes glaze over. For me, its all about explaining what the numbers mean as simply as possible.

Kim: I've seen it happen over and over this year.  There are going to be some folks who are really going to be kicking themselves when it all turns around.  Prices holding steady is a great sign that we are on the right path.  Your market report is very creative.  Great job.  It was a kick to talk to you on the phone the other day.
