Do you really devote a lot of time to the fence riders?

I've been emailing a "if I see something I like I will buy but I'm not really wanting to buy until next year but if something jumps on my lap I might buy but not really sure so I really don't want to get preapproved yet because I don't want to have my credit checked because my score will go down" buyer. Whew!  She is driving me nuts because she wants to look but she is exactly how I described. Plus, she is looking at $85,000 homes so needless to say I tell her that she must get preapproved before I take her out. She and I have been going back and forth for several weeks and I'm at the point that today, I'm going to ask that she find another realtor to help her. To be honest, she exhausts me and I haven't even met her yet!

LaNita - There's a way to extricate yourself from this situation without burning a bridge.  Perhaps you can let her know that you have an influx of new clients so you don't have a lot of time to help her "window shop" (put much more nicely, of course) but of course you will definitely be available o help when she's ready to actively start her search.  Offer to put her on an automatic daily listing alert so that she keeps getting updates (only you don't have to specfically send them to her) and then put her in a drip system (you do have something set up, don't you?) to keep your name in front of her.

Don't let her drive you crazy but more importantly, don't let her ruin your drive!

LaNita,

     There is a simple question to ask that will clear things up. Ask her "If we see something you like today are you prepared to make an offer?" If she answers yes, then ask for the name of the lender who she pre-qualified with. If she isn't ready or pre-qualified I would let her do searches on her own off your website or Realtor.com. Otherwise explain to her that, because you are in a business you need to follow certain standards. Technically showing property to someone who isn't serious about buying could get you in trouble because you are exposing seller's properties to someone who is not a true buyer. There will always be tire kickers.
