When your looking for comparables to comp out your property here are a few suggestions.

Stay in the same neighborhood/subdivision.

Stay with the same style unit (i:e; ranch, 2 story, bi-level, etc.).

Stay within 200sf of gross living area (gross living area is defined as the livable space above grade).

Sometimes these similarities can't be found in your neighborhood, what then?

Stay in the same neighborhood/subdivision and search different style units, use more than 200sf difference in gross living area.

If there still are no properties then you can look outside your neighborhood but stay within 1 mile of your subject and try to stay with the same design/style, chronological age, and size.

If you have utilized all these approaches and still have found nothing to comp to then you are in need of an appraisal.
