Just the Facts.....

The 1 page exhibit within the attached link takes data straight from the local Multiple Listing Service.  Over the past 20 months I've been tracking (1) Active Listings, (2) Pending Sales, and (3) Closed Sales.  I'm sure you'll find the results very interesting....especially with the dramatic increase in closed sales beginning in April 2008.

I'm not here to suggest the bottom has passed because of the ongoing inventory of foreclosed homes yet to hit the market.  However, it's indisputable that with current prices being what they are, buying activity continues to be very strong.  Based off the results through the 1st 3 Quarters of 2008, it's very likely that we'll see well over 4,000 homes sold in Cape Coral during 2008.  This would represent an amazing 100% increase over 2007 home sales!!

Of course, this buying activity is driven by the amazing prices.  If you're thinking of making a purchase and you're looking for quality at a great price, I have two words of advice.  Don't wait!!.  There may be a lot of homes on the market, but the  better maintained homes with quality features (regardless of market segment) are getting put under contract very fast.  Remember, the home you look at today and think about making offer because it has everything you want, is receiving an offer today from someone who looked at it last week.
