By now, just about everyone agrees that staging a listed home will bring a faster sale and more money to the seller. Yet, I continue to see listing after listing that scream "Stage Me!"  It's true that not all Realtors are trained, or have the knack, for Home Staging. I have spoken with many Reators that tell me they are not comfortable with telling their sellers what needs to be done, (i.e. pet odors, general cleanliness, etc.), and they're afraid of compromising their relationship with their sellers by hurting their feelings.

Our goal as agents for the seller, is to help them get their property sold as quickly as possible, and for the most money as possible, right? The answer to this dilemma is to bring in a third party. Consider a Staging Consultation with an ASP Realtor in your area. Whether you pay for this service, (as an investment in your business), or the seller pays for it, in the end, you can bet on a happier seller who will be more likely to remember you, and send those much sought after referrals. While it will vary ASP to ASP, my fee is $250-300 (depending on location), for a 2 1/2 - 3 hour Staging Consultation with the agent and seller.

If you are a seller, ask your agent to help you find an ASP Realtor in your area that will work with you to get your property sold, FAST!

Great blog! I posted a blog last week that included the benefits of using stagers to help sell your home.  I agree with you that being upfront with clients and helping them present their home at its best is the way to a quick sale.

Debi- While I don't think you will find anyone who will disagree with you as staging is a big deal and a great way to help sell a home quicker and with higher value, don't forget about the exterior as that too needs to be "staged" as well with fresh landscaping, weed pulling, power washing or maybe even a fresh coat of paint :-D You can't get 'em inside to see the interiors beauty if they can't get past an aweful outside :-(

Yes, Chris, you are absolutely right! When I talk about Staging, I'm talking about the WHOLE package. There is no denying the need for "curb appeal".

I think it's important, as an agent for the seller, that we consider utilizing ALL the tools available to us to assist our sellers. We spend time and $$ advertising, and doing all the typical things expected of us, but so often fail to take the all important next step...STAGE IT! No doubt about the return on the investment....beats the heck out of losing the listing, and losing all, because the seller has become impatient when the home has been sitting for too long...

 My prayers for the safety of all those in Ike's path.
