Single Property Websites

Over the last year or so I have been working very Hard to try and develop a effective single property website for all of my new listings. In the past I have used many template sites in the and found that they worked but always found they were missing something

In the last few months I have been working with a local web devloper and together we have came up with something that looks great but is also very effective in giving the featured property massive exposiure. My websites on a typical listing I recive more hits than  mls.

Here are some examples of websites tht I have used in the last few months, please take a look and let me know what you think

It sounds like it is very high maintenance. I wonder what the return on the investment and time is?

Just wondering, what kind of hits do you get and how do you address SEO, I always wondered about single home sites.

I have used single property sites and felt like it took more time and money than it was worth. Our MLS is spectacular; perhaps that is a difference.

I'm with Carol on this one.  I used them for close to a year and really received nothing from them.  They were a lot of work and I didn't see a return on my investment but like Carol said we have an incredible MLS.

Hi Sam,

I just found your post.  Can you tell me how long your websites take to build?  Looks great and thanks for providing samples so we can get a glimpse.  I always say, good for you , you have a listing....

Those were very beautiful websites.  I really liked the built in questions for buyers to gather information.  It looks time consuming but very professional presentation.

My feeling is if you use only the MLS system , it only make you as good as the next guy, I think single property sites give you a step up on your competitors, my experience in Halton Hills has been doubling my web traffic with single property sites

 

Just for example for my listing www.8mowat.com  I recived on average 400 hits a week on mls and with the singe property site I received 500 hits  ( the property sold in one week). And those numbers are typical for all my listings

So I now find it a necessary tool to sell a property if I can double the exposure it will only work out well for everyone, I also think it's important to use a web company that will change the site according to your demographic and tailor it to your needs ,

Sam, my company has used the single property website and we find it effective. Your sites look good, and if you are getting hits and inquiries, etc., that's the name of the game. Do you think developing your own is just as effective or provides you with more hits, and moves you up the ladder in SEO? Forgive me, the terminology may not be totally correct, but you get my drift. How does the cost comparison work? I'd like to know more.

The sites look great, but you need to determine what your goal is.....  Single property sites make sellers happy.  It's smoke and mirrors.. nothing more. They 'think' you're doing something special to market their property.  The reality is, unless you are advertising this specific listing in print with this specific URL to drive a print customer to that one particular listing, single property sites are a complete waste of time and energy.

New domains do NOT rank for the first 9 months or more.....   not to mention that a 'website' with one page probably will never rank much anyway.  Your single property site will NEVER be ranked on a search engine for anything that real people search for (and no, contrary to what many think, buyers do NOT search for specific addresses!).

The only way a single property site really can work for you is a little more involved....

Buy GENERIC domain names (WellingtonCondo.com, SkymeadowHomes.com).  Put a real website on those domains.  Let them age for a year or two.  THEN, when you get a listing in that area, use your aged domain name and create a property site and put it on that domain while the home is on the market.  When it sells, replace it with the other site.  Keep the domain and a site 'out there' so it has an opportunity to rank over the years - then use it temporarily for a single property site. Of course, it needs the care and feeding that a regular website gets - good one way links, good keywords, proper optimization, etc. 

I have a client who has almost 700 domains.....  most are 3-8 years old....  and we pull from those existing, aged domains to put onto a single property site.  

Otherwise, you're wasting your time unless you understand it's only massaging your seller.  Same as putting your 'featured listing' on the home page of your website.  Smoke and mirrors.  95%++ of realtors websites don't rank anywhere for anything and essentially have next to no traffic.  "Featuring" a home on a website that nobody sees also does nothing, except make the seller feel like you're doing something that's effective.

It will be found on the MLS like it always has.  That's your best marketing.  Or on your highly optimized, well ranking, highly trafficked website that most realtors don't have....
