Fort Rucker Aviation Relocation

Living on-post has changed drastically. Fort Rucker  in the past few years has gone to a privatized management company. FT Rucker's on post housing is no longer handled by the US Army, but by Picerne Military Housing Management Company. The thought of waiting until retirement to purchase a home has become a thing of the past.  Active Duty Military families are now opting to make their tax-free BAH (Basic Allowance for Housing) build equity in home ownership. 

Now could be the perfect time in the Fort Rucker / Enterprise area to purchase a home. Market statistics suggest that the FT Rucker area is a buyer's market.  In a buyer's market, home buyers can capitalize on the lower interest rates along with some lower prices and motivated sellers.

Buying a home with your tax-free BAH money is a real tax advantage. Not only is your BAH non-taxable income but the mortgage interest is also a itemized tax deduction.

  5. Could I afford to pay a property manager to manage my rental?
  6. Am I able to save 2-3 mortgage payments in the event I unable to rent quickly?

Michelle - Wonder explanation of buying vs renting in the Fort Rucker area. I agree with Marie - you need to keep this top of mind.

For me, this was the most powerful statement and a good reminder as an Agent that works in the Fort Wood area:

Debbie:  I came across the rent accumulation chart awhile back and I was shocked to find out how much rent adds up (and is wasted).  I thought including the chart in this post about Fort Rucker BAH might help military families living in the FT Rucker area realize the lost money!  In the tax world you hear "no double dipping" meaning you can not take tax credits or deductions twice.  Well BAH is a legal loop hole for "double dipping"!

JAN:  Thank you for stopping in and commenting on Fort Rucker BAH rates.  Military Relocation is a part of your life while on active duty orders.  As a military spouse, each PCS move I look up the BAH rates. Here in the Enterprise AL area, rentals are in high demands, resulting in higher prices for rental.  Sometimes buying a house in the Enterprise AL area is actually cheaper than renting, not to mention you are building equity and the tax savings for homeowners.
