Alprilla Farm Hopkinton Massachusetts

Real Estate Agent with RE/MAX Executive Realty 91362

Alprilla Farm Hopkinton MassachusettsAlprilla Farms is a Hopkinton neighborhood that is set on what used to be old farm land. It is located off of Front Street fairly close to the center of town.

The Alprilla Farms subdivision was developed in the 1980's by builder John Hackenson. There are 32 homes in this mid range Hopkinton area.

The homes in this neighborhood are typically between 2200 square feet up to about 3200 square feet with just a few exceptions. The home pictured below is one of the largest in the neighborhood and has gone through substantial additions and renovations.

The majority of the homes are around 2400-2500 square feet.

As of September of 2008, most of the properties would have a value between the mid $400's up to  the low $600's. The minimum lot size is one acre.

The trademark of John Hackenson was the style of home he built. They can be described as nothing but VERY Colonial. Almost all of the homes built in this neighborhood would be considered Colonial Reproductions. You will find a few variations of styling including Colonials, Garrisons, Cape, and Gambrel Cape.

Some of John Hackenson's trademarks were the Pine floors, beamed ceilings, colonial wainscoting, old style door latches, and custom pine cabinetry. The minute you walk through the door it is like you are stepping back in time. These homes were built according to classic New England Architecture.

When you think Alprilla Farms you think Early American! Of course over the years people do upgrade their homes and add modern conveniences with such things as granite counters and stainless appliances.

The typical Alprilla Farm home has 3-4 bedrooms, 2.5 baths and a two car garage.

You will find the neighborhood to be very well maintained. All of the homes are kept up quite well.

The only drawback with some of the homes is that the floor plans tend to be somewhat dated and "boxy" in nature. Your not going to find the massive kitchens and family rooms at Aprilla Farms. What you will find is a more cozy space that just "feels" warm and inviting.

If you love the look and feel of an Early American home, Alprilla Farms would certainly be a Hopkinton neighborhood worth looking into!

These look like wonderful homes for small families.  The full acre home sites makes them very attractive for the type of consumers that contact me.

Communities like this can't be found in my area.  if the house is in this price range, the lot size will be 1/5 acre.  If the lot size is an acre, the price will be $600K to $1M depending on distance from DC.

Lenn - It really is amazing to me how the Real Estate markets around the country work. They are all so very different. Most areas of the country have much smaller lots than we do up here in Mass. Thanks for commenting on Alprilla Farm in Hopkinton.

I know exactly what you mean about the homes having some dated features...but it is still really gorgeous. The cool thing is that when you do a remodel project, you have a truly amazing home that the newer homes can't touch. Nice neighborhood profile. GBU, Bill!!

Bill what is the biggest competition for these in the local area. Are there others in the associaiton for sale and if so how does your listing differ? Bill do you ever market or advertise your homes on craigslist? Or at local hospitals or other places?

Ed - My post is not about a specific listing. It is about the neighborhood. There really is not much competition in Hopkinton if you are looking for a colonial reproduction. Alprilla Farm is the only neighborhood that caters to this type of housing.

Scott - Thanks for commenting on Alprilla Farm.
