I'm not a "Top Producer," I'm a Closing Agent!

Are you hiring that agent because he/she is a "top producer?" 

 If you are, please read this first and think twice!

Does your agent play the "numbers game?" 

Hiring a so-called "Top Producer" won't get your home sold faster.  "Top Producers" are in the "numbers game!"  You know they......list hundreds of properties in hopes that half will sell!

So you should be asking: "what is his/her "closing ratio?"

When you hire me, you don't get hype, sound bites, or lines--you get the truth.  And if the truth is not what you want to hear--I will say it anyway!  And if you don't like what you are hearing, then I will kindly suggest you find another agent.  I have always considered myself a Real Estate advisor and counselor and not just a sales agent. 

When a client hires me, he/she hires me to explore all the options available to them and guide them through the process of buying a home or selling their property.  I don't play the "numbers game!" The game of taking hundreds of listings and hoping that half will sell.

When I list a property-I intended to do what you hired me to do.....that is to SELL IT!  When you hire me as your Buyer-Broker--I intend to do what you hired me to do--find you your next home!

Many real estate agents will try to open as many escrows as possible and if 50% close---well, that's good enough for them---but a 50% closing ratio is not good enough for me!  What about the other 50%--they deserve service.  I am proud to say that I have a 99% closing ratio.   I would have a 100% Closing Ratio but sometimes there are circumstance that no one can control:  like, the buyers getting fired from their jobs, unstable lending guidelines, and even natural disasters can cause a transaction not to close.   While there are many circumstance no one can control--they can be mitigated and sometimes, with a savvy real estate agent, can even be saved.

My motto is:  "I never open an escrow I can't Close!"  If you open an escrow with me--you bet it's going to close!  Many real estate professionals are very good at getting people to sign a contracts, which is only half the job, but very few have closing skills to take the transaction to final step....To Closing.

And ultimately, that is why you hired me--to close the transaction."

Congratulations, Ida, this is a nice and well intended post. Not exactly 100% accurate but the message about your service is refreshing.  IMHO, there are many great agents among us and many if not most share the same or similar work ethic, I being one. I learned from my years in industry leadership that many top producers are wonderful, caring and talented professionals as well. Some may not be of course, as would be the case in any business. I never focus there though as I tend to focus on the positive aspects of our industry. I applaud your enthusiasm and believe you are an excellent agent and your clients in your market will be well served by your work ethic and passion to get the job done.

Thank you William your comment!  I am sure there are "some" "top producers" who are not part of the agents that "play the numbers" game....but of all the ones I have met.... in my neck of the woods---play the numbers game.  I was just trying to show the consumer that "just because an agent calls himself/herself a "top producer" doesn't necessarily make him/her a "closing agent!"

I could list all day---but ultimately--it's who can get it closed in the quickest time possible.

You said: "Not exactly 100% accurate...."  Well, this is just my opinion and what I have seen! I have never met a "top producer" that was nice to work with, but I am sure they exist---and I know you are one of the nice guys!  Hope nothing in my post was offensive.

Hi Aida, Not offensive at all. When I see things on the Internet that could cause dispersions by others to form the wrong opinion of someone, I usually respond like this as just a reminder. Remembering that everything on the Internet is as they say, "out there" and for those that are really special people to me, like yourself, I only want the best for them. I am top producer ( ok, this year is off) but I know what you are saying. But with all you have offer, you need not even consider the others. Over the longer term, if the others just play the numbers game, they will not have the referral base or ever have the wonderful satisfaction that comes with great service and a caring attitude. People want those professionals that really do care and can get the job done while providing the best service that can be had and I, like you,  provide that.

Lisa: thank you for the words of encouragement..... you said that my passion and not my numbers makes me a "top producer"....I like that!  Everyday I work hard and want to stay independent, although I know that if I go to franchises---my numbers will be higher but so will the stress of trying to get my numbers up to where the Owner is happy with his profits of my work.

William:  It's not that I am comparing or concerning myself about others.  But sometimes the public gets mislead that a Realtor is only as good as his/her  "Numbers," when we know that, in today's market, anyone can take a listing, it's the selling of that listing that is the challenge. 

Many agents nowadays do not know what it is like to work in a "down market" that is why you see so many "overpriced listings!"  We have to educate our sellers that today is not the time to be "testing the market!"   I only take listings from sellers who are serious and need to sell--other wise I advise them not to put their property on the market.  

Taking overpriced listings does not help the real estate market--it just gluts it!  I also try focusing on the positive aspects of our industry, but in my area---this gets harder and harder to do.  Perhaps your area is one where most Realtors are professional and ethical and do not  the "numbers" game---I happen to work in an area that that is not the case!
