I think your primary job once your home is listed is to make sure the home is neat and clean for showings and open houses.

A large part of home's appeal involves staging  , which includes everything from furniture placement to home fragrance. I will get a professional stager who will advise you on how to stage your hoem with easy tips and quick fixes to maximize its appeal.

Leave the rest for your able real estate agent to handle all of advertising and marketing , screening of prospective buyers, offer evaluations, negotiation of terms of sale and management of your closing.

I also agree.  I would especially like to emphasize the importance of fragrance.  I usually recommend to my clients that they purchase some Glade plug-ins.  It creates a nice atmosphere while not detracting from the listing.

 As a Home Stager, I appreciate that you realize that we are here to prepare the home for you to promote.

An agent knows how to market, advertise, network, show and much more to sell the owner's property. But if the property is not in a marketable condition then then the house will eventually sell but for a price that reflects it's condition.

"The best sales person can sell ice to an Eskimo but it will sell for a lot more if packaged by a stager!"

Thank you Paul for understanding the importance of presenting a home as the dream for the prospective buyers. That is what it means to Stage a home. All of the senses are involved in a well planned staging. Just in case some of you didn't know, some people are allergic to Glade Plug-Ins and the scent can be overpowering.  Besides, beautiful they are not.

Paul excellent post. It is getting to the point where in order to really have your home stand out in the competition, it must be Staged. Many Stagers offer several options to prepare the home for sale.  You are right, hire a Stager to fine tune the home..... you do what you need to do as an agent to advertise the home to the fullest.

Paul - Excellent point. I am certain that we have all seen the home that is on the market - you walk in and the place is a disaster. Or the seller wishes to give the Buyers and their agent the Tour from their point of view! Home Staging is excellent but a clean well kept home is essential!
