Bill, I couldn't agree with you more. I had a successful business and clients with whom I had a level of trust. Even with the market downturn, I still kept my head above water. Now, thanks to the HVCC, and clients moving over to AMC's in anticipation of regulation, I am facing foreclosure and bankruptly.

So, on top of a bad economy, some stupid politician found a way to put even more people out of work, INTENTIONALLY!!

Rob, I couldn't agree with you more. I've been appraising in Texas for 11 years as well. I have survived 2001 and I will be dam lucky to survive this stupid code. What about the builders creating a bubble by building 20,000 homes in a year, giving away these homes to people who couldn't afford to put gas in their car to go to the dam closing. If this code goes through, you can be assured the complete crash of the housing industry will be close behind. The time it takes to close a loan will be multiplied by 20, increasing cunsumer costs, not to mention stealing 50% of our fees. AMC's are a joke, I've done business with AMC's in the past that put more pressure on me to hit a value than any of my clients, and don't have a clue as to the guidelines appraiser's must follow, all while demanding one-day turn around times.

This code was suppose to start 01/01/09, it got pushed back to may 1st because nobody understands what it means. Everyone I know is more confused now than then, including myself. Get rid of the dam code. Make QUALIFIED buyers put down at least 5%, leave the gate keepers (appraisers) alone.
